Woosa Properties is expanding the veteran-led relocation service it built around that gap. Jon Burden, REALTOR® and founder of Woosa Properties, works as part of The Core Home Team, brokered by HomeSmart, and has structured his practice so that the education begins long before a buyer books a flight.
"Most of my clients aren't just choosing between two houses. They're choosing between towns, school districts, water rights, and commutes they've never driven," Burden said. "The more of that we can work through before they land, the better decisions they make once they're here."
Burden served in the U.S. Navy from 2009 through 2013 aboard the USS Decatur, where he was the ship's Search and Rescue swimmer after training as a BUD/S (SEAL) candidate. He earned his real estate license in 2017, founded Woosa Properties in 2019, and has since surpassed $100 million in career production.
A significant share of that volume comes from relocation buyers, many of them arriving from Texas. Over the past three years, Woosa Properties has helped roughly 50 families move to the region, working across Durango, Bayfield, Hesperus, Mancos, Pagosa Springs, and the surrounding communities.

Burden's connection to the region predates his real estate career. He grew up in Santa Fe and Peralta, New Mexico, and spent much of his childhood traveling Northern New Mexico with his family to fly fish the rivers around Santa Fe.
He now lives in Durango with his wife and two sons, and spends his time outside of work fly fishing, hunting, running, mountain biking, camping, and competing in strongman. He also serves at local churches, including The River Church and Durango Vineyard.
